Where it stands

- Flyer in
Three questions while a flyer is read.
Can a drive-thru go here? Can it take a restaurant with a kitchen hood? Is anything ruled out here, and does another tenant hold an exclusive? Each is optional; your answers show on the draft and the property page, where you can change them.
- Likely tenants
The list uses your answers.
No cooking leaves out the brands that need a kitchen hood, and a use ruled out here or held by another tenant's exclusive leaves out its brands. The list counts the brands it leaves out, and why.
- Likely tenants
Your verdicts stay on a newer list.
Asking about tenants again writes a newer list for the property. It keeps your thumbs up and down, on the page, in the drawer and in the CSV.
- Likely tenants
Reasons and readings, more exact.
A size given at one end reads "Usually at least 10,000 SF", and a size that is the category's says so. Words such as "no restaurant uses" no longer open a space's list on food, and an inline or end-cap space of 10,000 SF or more lists grocers and other large-format brands too.
- Likely tenants
A space's drive-through counts.
With a drive-through, brands that use one move up, and the reason says so; without one, brands that need a lane move down. Each space shows how the list read it, beside its format.
- Trace
Trace 45.9 in use.
Trace hit rate (top 25): 45.9% on 3,498 real US store openings, Apr 11 – Oct 10, 2026, against 12.9% by store count alone. Those are openings by brands that take in-line and end-cap space, chosen by rule: observable for at least 40% of the window, not noisy, at most 40 per brand, duplicates removed. It replaces Trace 44.9. Every build is named by its hit rate, and every build's figure stays on How Trace works.
- Likely tenants
Brands that cannot fit a space are left out, with the reason.
Every kind of tenant now carries a usual size, so a brand none of a property's spaces fits is left out and counted as such. Brands whose listings are other people's shops — dealers, counters inside another store — are out of the record.
- Likely tenants
Likely tenants shipped.
Ranked brands for every space of a saved property, each with up to three reasons from the record; a brand drawer with a map and an openings timeline; thumbs up and down; CSV export. In the conversation and on the property page.
- Trace
The ranking is measured on every build.
Trained on the record's own history of openings and measured again on openings held out of it before it is used. The first build, Trace 44.9: 44.9% top-25 on 3,748 openings.
- Trace
Two years of weekly history in the record.
Openings, closings and reopenings, week by week since October 12, 2024, behind every reason that names a date.
- Trace
The record covers every kind of tenant.
Shops, services, automotive and food and beverage, each with its category and the sizes it takes.
- Trace
The record is live.
Brands with open US locations, and the public coverage counts with their as-of date.

How a draft reads a flyer.
Rent assumed annual, spaces numbered, one charges total. An anchor checkbox and a rent range in the editor; a conversation archive.
- Workspace
Listing status and archive.
A property carries its listing status and can be archived.

A flyer becomes an editable draft in a conversation — address, spaces, sizes, rents, co-tenants; you confirm, and the property is saved.
- Workspace

Your properties, private to you.
The record's history runs weekly from October 12, 2024; store lists as of October 10, 2026.
